I do not profess to be a real estate expert, no Trump here and I do not comb my hair over just yet... I do know that the 500,000 square foot space that our firm transformed in less than 4 weeks, has a happy tenant that is paying rent to their landlord. This project, located near Dallas, TX, was a short timetable transformation for a client who maintains a high standard of cleanliness and upholds a great corporate image. The market is tough with a significant amount of lease space available. What can be done to separate yourself from the rest of the pack? In the case of this client, an existing building was wet polished to a high sheen, densified for a low maintenance finish, and there were no topcoatings or topical waxes applied to create a false sheen. The existing tire marking, dirt, grime, and existing sealers were removed to produce a hard dense finish that reflects light with a 50 - 60 gloss reading at 60 degrees. From the photos, you can see the tremendous impact this polishing system has had on the light reflectivity, appearance, and overall attractiveness of this lease space. Restoration of this floor included a zero dust wet polishing application which allowed us to work in conjunction with other trades in the area. No 480 three phase cords were strung throughout the building, no silicosis concerns, and there were very few instances where we had to keep the client's tradesman off the floor. This project had challenges with moisture vapor, humidity, existing tire marking and sealers, size and timetable, significant joint damage and repair along with the always exciting quarter size concrete popouts and holes to be patched numbering into the 4,000 location mark.
