The existing facility was dark and in need of some TLC. In addition, the floor needed to act as a release agent for some of &lt;b&gt;Milwaukee Composites&lt;/b&gt; phenolic resins and adhesive compounds. It was important for the client to brighten and restore the space, they needed to get in and get started quickly, and they wanted to create an improved work environment for their employees. Through a thorough inspection, sample installation and testing for adhesion on several sealers, and competitive bidding process, it was decided that &lt;b&gt;D&amp;amp;B Industrial&lt;/b&gt; would complete the project. &amp;nbsp;The work would include D&amp;amp;B painting the ceiling, walls and columns in a bright color, then proceeding with a proprietary wet polishing system and application of a unique penetrating floor sealer which would act as both a dustproofing / sealing agent, along with reducing resin adhesion. The joints and spalls were repaired in the floor, and the concrete was polished and sealed to provide the client with a new cleanable surface. The projects main challenge was the extremely adhesive phenolic resin, which forced us to find a unique solution beyond simply a concrete hardener, topical guard, silane/siloxane, or coating. The system required both the smoothing of the surface to prevent mechanical adhesion of the resin, but also a penetrating sealant which would act as a release agent without wearing out. Add to that a very tight time schedule, existing coatings and sealer on the floor, coordination of both painting and polishing through the facility to keep on schedule, and other trades which needed to complete their work, and a budget to maintain for the client, you had a D&amp;amp;B challenge we couldn't resist.&amp;nbsp;Crew team members included Ageo, John, Rick, Matt and several others to achieve completion, as there were many team members who gave up their weekends and long days to produce the finished product. Going as far as having one team member&amp;nbsp;in charge of&amp;nbsp;both in house and on site training 40 hours plus per week, we have continued our drive to make training for our field staff a priority. Beginning with OSHA 10 training for all of our field foreman, and continuing with over thirty men attending our recent Saturday training session with Metzger Maguire, followed by a recent Scofield training for a number of other key installers, D&amp;amp;B continues to show it's commitment to training field staff in the most up to date systems in the industry. We have committed to monthly training sessions with major vendors and new suppliers, to update our field with the latest techniques and machine training. The rise in LEED projects has contributed to this on a large scale, and many new and existing buildings are turning to concrete in an effort to reuse and recycle. BBC had a recent article on smog eating properties of titanium dioxide on building exterior coatings. I have attached the link below.&amp;nbsp;Several of the pigmented coatings&amp;nbsp;we carry use titanium dioxide, and I am wondering if any of our suppliers have reviewed the possibility of the properties of this product in concrete? Specifically, if used in integrally colored concrete and/or dyed concrete, would it possibly reduce the residual effect of propane powered fork truck emissions inside a building? Just an interesting&amp;nbsp;thought for one of our many suppliers to jump on and review. Thanks for indulging the question, I look forward to any feedback from anyone who knows about this product. Polished concrete along with other densified slabs run throughout the facility on most every floor. From the main hallway, stair treads, and corridors, there is extensive polished and dyed slab. Finished with a final stain protectant, the slab is resistant to daily splash and spill without the need for waxing. I do know that the 500,000 square foot space that our firm transformed in less than 4 weeks, has a happy tenant that is paying rent to their landlord. This project, located near Dallas, TX, was a short timetable transformation for a client who maintains a high standard of cleanliness and upholds a great corporate image. The market is tough with a significant amount of lease space available. What can be done to separate yourself from the rest of the pack? In the case of this client, an existing building was wet polished to a high sheen, densified for a low maintenance finish, and there were no topcoatings or topical waxes applied to create a false sheen. The existing tire marking, dirt, grime, and existing sealers were removed to produce a hard dense finish that reflects light with a 50 - 60 gloss reading at 60 degrees. From the photos, you can see the tremendous impact this polishing system has had on the light reflectivity, appearance, and overall attractiveness of this lease space. Restoration of this floor included a zero dust wet polishing application which allowed us to work in conjunction with other trades in the area. No 480 three phase cords were strung throughout the building, no silicosis concerns, and there were very few instances where we had to keep the client's tradesman off the floor. This project had challenges with moisture vapor, humidity, existing tire marking and sealers, size and timetable, significant joint damage and repair along with the always exciting quarter size concrete popouts and holes to be patched numbering into the 4,000 location mark. D&amp;amp;B Industrial's client restored this slab for less than $.50 per square foot, and the tenant moved in quickly occupying the space as fast as possible. On the site of a former restaurant near the Southridge Mall, we had the pleasure of watching and participating in the remodeling of the former Champs building, into El Beso, an outstanding mexican restaurant with a flair for the dramatic. The owner wanted options to restore the building and it's floor, into a work of art that complimented the theme of the restaurant. As a whole, the decor is amazing, but if you focus on the floor, you will notice varying levels of finish, and a truly remarkable, one of a kind creation. Completed with a stampable overlay, dye, and a durable epoxy finish, our decorative team Al and Tyson, led a small crew of artisans to a final work of durable art. The overlay has several different textures and patterns, a multitude of colors, ramps, stairs, designs and cuts that are truly a flooring masterpiece. The murals on the wall, combined with the amazing decor, truly highlight the level of craftsmanship we had the pleasure of being a part of. The challenges on this project included but were not limited to; the existing hard tile on the floor, the level of complexity needed to achieve a uniform finish of the stampable overlayment throughout the building, the multitude of samples and color selections, decorative pattern layout and execution, limited amount of time to complete this work. But restoring an old floor and having the opportunity to turn it into a world class electronics facility with electrostatic flooring, that is a treat for us. Al Prochnow, and his crew were able to correct the finish on an existing building and restore an old floor with many different finishes into an electrostatic dissipative floor for our client, Universal Electronics. The challenges included massive amounts of patching, removal of existing epoxies and mastics on the floor, height variations, and a large expanse of floor to make uniform. The East Troy facility was restored in less than 2 weeks, restoring the aged floor into a world class ESD facility. Combined with the additional restoration of the paint and other finishes, our floor helped make the Universal Electronics facility into a finish everyone can be proud of. Acid leaked from an overcharged or faulty battery on a forklift or electric pallet jack can leave unsighlty white and red damage to your concrete. Essentially, the acid will both stain and etch your concrete if it is unsealed, sealed with a silicate hardener, or if the sealer you have is worn or old. This exposed concrete can then deteriorate quicker, as you have softened the surface paste with acid and created a rougher more porous finish. By treating the acid with a neutralizer immediately following the spill, an inexpensive purchase from companies such as Bonded Chemical, www.bondedchemical.com , damage to your slab can be minimized. Once the spill has occurred, the resultant stain can generally be removed from the surface with a combination of polishing and sealing steps. You will note in the photos before and after that the otline of the stain remains, however, polishing has minimized the appearance and removed the white color variation to the point that the client is satisfied with how the finish was repaired. We got you covered. Polished concrete on elevated slabs, toppings poured over metal deck with fibermesh? It's doable. Over a year prior design and project site visits were completed, samples made, expectations established, and the groundwork was set for D&amp;B Industrial to competitively bid and be fortunate to be awarded the polishing and dyed concrete work at Plexus Global HQ in Neenah, WI. Challenging project with many walls, several floors, distinct patterns, over 30 colors sampled on the actual concrete before selection of the final scheme. Miron Construction was led on the project by Kevin Bikowski and Tim Andrew. D&amp;B project foreman was Matt Stachura, with the major assist going to Dale Scherr and Al Prochnow. Matt and Dale never gave up, never surrendered, and worked vigorously to deliver a project the entire D&amp;B staff and Plexus could be proud of. No problem for Rick Perry and his D&amp;B team. We have featured Uline before, in our earlier blog on their exterior concrete. We welcome them to our area and look forward to a long partnership with this exceptional client. That being said, when you start a project for any client, you want everything to go perfect. When the specified product you install begins to turn yellow, your neck tie feels tighter as you lose days on your schedule. Rick Perry and his team effectively managed through their schedule delays, and with an approved switch of material to a more light stable product, the team was back under way. The project consisted of 140,000 ln ft of RS88 1 and ¾” deep full depth filling of  the sawcuts, antistaining wax, application of ashford formula and diamond polishing of the surface using Bonded Reflect diamond pads. No small feat to complete in less than one month. The team worked consistently, delivering the desired areas on time, including weekends and overtime to achieve the client’s schedule. Challenges includes size of the project, schedule, product delays, and yellowing of the original specified product. Rick lead his team through removal of the yellowed product and replacement with RS88 and worked well to coordinate other trades and Uline personell to avoid confusion on site. Overall another fine project for our team to be proud of. With such a large project, their were many team members on board who chipped in, including Lalo, Curtis, Corey, Sr, JR, and a list of others. Our lead foreman, Gerodie Graham was able to help transform an existing lumber area, broom finish, from rough to shiny in less than 9 days. 35,000 square feet of heavy grinding, polishing, and sealing was no small task, and Gerodie and team completed the conversion of this finish within budget.  The floor had been a broom finished lumber area for many years, with ground in dirt and grime. Our team completed a wet grind to remove the rough finish, and polished gthe floor to a high gloss. The concrete was sealed with Euclid’s Diamond Hard, and all joints were filled to complete the transformation from hard to clean to easy to maintain. Challenges included an extremely rough finish on the concrete, large amounts of slurry removal, open store adjacent to our work space, existing coating removal. We were awarded a restoration project and began work on the remodel of an existing retail space, with the honor of helping to transform the floor into a worthy finish for a new Ace Hardware store in Menomonie, MI. Our lead foreaman on the project was Matt Stachura, who we rescued from the carpet industry and who was kind enough to bring his attention to detail, work ethic, and overall passion for customer satisfaction to our industry. The floor had many years of carpet, tile, varied finishes, and was in need of Matt and his crew’s TLC. The D&amp;B team began the project using our “three headed monsters” an effectionate term we have for the largest walk behind machine on the market, KR54. These units ground through years of dirt and floor coverings, and helped us restore the finish of this existing space. The 25,000 sq ft floor was polished up to an 800 grit finish, one step higher than the customers required finish. Matt and his team went above and beyond, patching holes and divots that could not be seen before the start of the project, due to the existing mastic and coverings. No dye was needed on this floor, as once Matt was halfway through the grinding, the owner was excited to leave the natural concrete in it’s polished state without dye. We used Prosoco’s LS and LS Guard to provide the client with a durable sealed finish, and look forward to Ace Hardware of Menomonie, MI being on our satisfied client list for many years to come.  Challenges on the project included holes and divots unseen prior to start, existing finishes and height variations, and power requirements. An extremely clean operation, the staff at El Rey through their constant cleaning had begun to wear away the concrete surface in their plant from the daily wash down procedures. A victim of their own desire to maintain their plant properly, the floor was in desperate need of repair and quick. El Rey enlisted D&amp;B to provide an overlayment to repair the extremely worn floor. Knowing that they had time constraints for installation, a limited budget, and heavy duty cleaning procedures daily including CP washdown and high temp pressure washing, there were only a few choices for this repair. D&amp;B Industrial, under the supervision of Al Prochnow our lead foreman, prepped and prepatched the concrete to prepare for receiving the Sika Pur Cem polyurethane cement overlayment. Under these harsh conditions, PurCem performs much better than traditional epoxies, as it provides better chemical resistance and thermal shock resistance. Al and the team including installers Rick and Nick Qualmann, Tom and Tyler Buska,, Mark Quinone and Joshua Rostamo, worked tirelessly from Friday afternoon until Sunday morning to prepare and install this system and insure production was up and running again Monday morning. Through their effort and teamwork, this installation turned old to gold, and the finish was a durable success. Some of the challenges include short duration, heavy aggregate exposure, large areas of patching up to 3” deep, daily hot water washdown and CP wash chemicals. To which we answered, “Sure”.&lt;br /&gt;As Shoot the Moon grew to their new facility, they needed a contractor who could handle a tight schedule, and still achieve a floor which was cool and different , keeping with the honest difference Shoot the Moon provides their clients. Tile or carpet just wouldn’t do, and they already had wood floors in some areas, they needed something different. D&amp;B foreman Al Prochnow was asked to get creative, which is never really a problem for Al. Often times, Al is given our most difficult projects, and with his 25+ years of experience in this industry, he usually figures it out. When he arrived on site, he found the floor had not been protected, since they didn’t know what system they wanted until later. This required hand grinding of the surface to remove drywall splatter, spray texture residue, and other laitance. We estimate he removed roughly 1/16” of crud before being able to start his “work”. Al created a dyed pattern in 9” squares, using a special tape which prevents bleeding of the solvent based dye and using a cream and black color, maintaining a cozy atmosphere in the rooms. The photos of the floor we took when completed don’t do the floor justice, and it would be safe to say we will have some great shots of it once Shoot the Moon is all moved in. Challenges for the project included the laitence at the surface, tight timeline, pattern layout and execution, detail in and around offices and edges of walls, and access with other trades. &lt;br /&gt;&lt;br /&gt;The email we received from Joy after we finished was “the floor is gorgeous, my staff is going to freak!” That is reward enough for a job well done by Al and his team which included Tom Buska and Sam Speaker. Durability, wearability, and low maintenance, are all factors which GC’s and architects find exceptional when using polished concrete as a finish. Combine this with the LEED points and green advantages of using polished concrete, and add a little quality craftsmanship, and you end up with a beautiful project like the UW Superior Rothwell Center. Over 30,000 sq ft of exposed concrete was polished and dyed. To highlight the natural materials in the area, it was decided by the design team, to showcase the red granite and volcanic rock which is native to the Superior area.  This required deep grinding to expose the rock in the concrete. Decorative patterns and colors were then installed, keeping in line with the design created by Workshop Architects. The floor accentuated the lines of the building, fitting seamlessly into the overall warmth of the facility. D&amp;B partnered with Shawn Wardall of Specialized Construction Inc., to work as site supervisor and quality control manager. Shawn and D&amp;B have partnered successfully before, combining Shawn’s artistic eye and attention to detail with D&amp;B’s work ethic and commitment to schedule and production. As usual, the team effort paid off.  Francisco Larrondo, D&amp;B’s foreman, worked well with Shawn to achieve beauty within the beast of the schedule.&lt;br /&gt;Many of the challenges included thick cure and seal, tight timeline, depth of grinding needed, limited access to areas during construction, and the 10 pound in a 5 pound box equation. Working with Howard Immel Inc., the General Contractor, we were able to access the floor in manageable sections without shutting down traffic and while maintaining steady progress. Thanks to some excellent teamwork and coordination from CG Schmidt, the general contractor, Middleton Construction, the concrete contractor, D&amp;B Industrial Floor Coatings, the caulking and sealing contractor, and most importantly ULINE the owner, creating the expectation and being willing to finance it, the team set off with the goal of completing the task of sealing and caulking the entire 1 million square feet of exterior concrete paving, while not neglecting the interior slab sealing and cleaning.&lt;br /&gt;The sealer was switched from the original water based system Eucoguard Vox by Euclid Chemical to a solvent based silane, Eucoguard 40, allowing the applicators to install down to a concrete temp of 40 degrees F. As a precaution, daily, D&amp;B’s foreman Rick Perry tested the concrete temp to insure compliance with Euclid Chemical’s application instructions, documenting in writing and in photos.  In addition, application of Euclid’s Eucoguard 40 IPA, which allows installation down to a concrete temp of 32 degrees F, was completed if the concrete temp dropped down below the 40 degrees F allowable. Work continued on preparation in the rain, cold temps, and through weekends, taking advantage of a few “Indian Summers” and consistently working through weekends and long hours to complete the task at hand.  At one point, D&amp;B Industrial had 7 riding 5000# concrete floor scrubbers on the site to handle interior and exterior concrete cleaning and sealing. Additional man hours were spent recutting and blowing dry the concrete joints continuously in order to allow for installation of backer rod and the Dow 890 self leveling silicone joint sealant. Often, the cold temps would force the application to wait until mid day when the sun had risen, warming the slab enough to be in the desired application range.  Through dedication of the employees of D&amp;B Industrial, excellent leadership on site, and a good plan, schedule was achieved, resulting in the application of sealer on the majority of the slab, and the majority of the joint filler being placed prior to snow falling.&lt;br /&gt;Challenges on the project included the temperature, coordination with painting contractor and other trades on site, size of the project, manufacture time of the silane IPA, dry time and weather conditions. D&amp;B’s scope for the project included interior floor joint sealing, interior floor sealing and polishing, exterior slab on grade caulking, exterior floor sealing. D&amp;B welcomes Gordon Food Service (GFS) to our customer list, and more importantly, Wisconsin. After touring several polished and dyed floor facilities in the Kenosha area completed by D&amp;B Industrial, Gordon Food Service, through their general contractor, Tippmann Construction, hired D&amp;B to perform polished and dyed concrete in their office areas, approximately 20,000 sq ft, along with caulking of the floor joints, sealing of the entire 500,000 sq ft plant, and flexible caulking of column bases, curbs, and interior and exterior. The polished concrete was used as a low maintenance replacement for carpet and tile, and has several color tones which break up the room in conjunction with the concrete sawcutting. Work on the polishing was completed dry with vacuum systems attached to all planetary equipment. Challenges for the project included scheduling with other trades, access to second floor areas, edge detailing in all rooms, and a need to expose aggregate in some areas to remove high spots.&lt;br /&gt;&lt;br /&gt;All polished floors exceeded 50+ on the gloss meter and exceeded .60 on the selmeir slip meter upon completion. The project had some interesting challenges, as it was a takeover of a former Kmart store. The concrete slab needed to be trenched to allow for infloor plumbing and electrical runs, yet the owner wanted to save as much of the existing concrete as possible to keep costs down. The existing Kmart had a tile finish which was removed, leaving tile lines and old mastic residue on the approximate 50,000 sq ft space. After sampling on site, D&amp;B helped design a process to remove the majority of the existing tile lines, and restored over 60% of the concrete in the building. This reuse of concrete was a significant commitment by Hyvee to being environmentally responsible. The entire grinding process was completed wet, with no dust to prevent any issues with other trades working in the area. All of the interior floor joints were filled with a polyurea joint filler and shaved flush.  Challenges for the project included removal of the tile lines, mastic, and blending of new concrete pours to existing for a continuous look and finish. D&amp;B’s project foreman was Ageo Benitez, who personally oversaw the polishing process. Other D&amp;B team members who worked on the project included Matt Stachura, Dale Scherr, and Simon Benitez&lt;br /&gt;&lt;br /&gt;The new floor was installed to a gloss reading of 50+ and was tested for slip resistance at time of completion to exceed .60 on the selmeir slip meter. The project was completed by another flooring contractor before the original store was opened, and D&amp;B was asked to participate in the renovation project to restore and reseal the finish. The deadline was short, with a very tight schedule coordinated for working around stocking crews and construction workers. Most work was completed in the evenings, and protection of the floor after installation was a difficult task. D&amp;B’s project foreman was Wayne Reichwald, who installed a new sealing product, which is designed to resist oils and mild acids from penetrating exposed polished concrete floors. Other project challenges included work while product was on the shelves, a need to be 100% voc free for the safety of the workers in the area and food products, and the need to prevent airborne dust. Work was completed wet with no dust, and all sealing was completed with water based products.&lt;br /&gt;&lt;br /&gt;The new floor was installed with a semi gloss sheen, and the finishing restored much of the fading color.
